An exclusive freehold Novena condo, which has been redesigned to accommodate smaller units, will have its soft launch tomorrow.

The freehold condo Lincoln Suites is a project under a consortium comprised of KSH Holdings, Koh Brothers Group, Lian Beng Group and Heeton Holdings.

The first phase of the project consists of 56 units on the 6th to 12th floors offered at an average price of $1,680 per square foot.

Nearly all the space on the lower floors will be utilised for 190 car park lots.

As with other recent developments, Lincoln Suites was constructed to accommodate a number of smaller units, which include 22 one-bedders and 44 studio units.

Francis Koh, CEO and managing director of Koh Brothers, explained the need for the project’s reconfiguration. “When we got the site, the trend was for big units. We had to come up with something that the market wants because the market has changed,” he said at a media briefing Thursday.

The 175-unit development is located at Khiang Guan Avenue beside the United Square Shopping Mall.

Koh Brothers has flagged its forthcoming launch as early as September 2008, but the market initially was unfavourable.

In 2007, the group acquired the site back and created headlines for attaining a $1,450 psf per plot ratio record price for the Newton area.

However, Mr. Koh yesterday said they had a better baseline than perceived, resulting in a cheaper land cost of $1,280 psf per plot ratio.

Lincoln Suites will feature a gym that sits on the sky bridge, which will connect the two towers on the 24th level. The first tower will have smaller units while the other tower will have three- to four-bedders, with each having a private lift.

Other launches scheduled this weekend include the freehold Cyan condo on Bukit Timah Road with 278 units and Wembley Residences along Yio Chu Kang Road with 33 units.

The Parvis project at Holland Hill with 248 units is scheduled to be launched by next month.
